By now, we are sure all of you are aware of the change in the title insurance rates in this State. We have summarized them for you below. We are looking for feedback from you all regarding the fees for the three ALTA endorsements (5.0, 8.1 and 9.0). It will be critical that the closers communicate to us which of these endorsements the Lender’s will want prior to closing. In the past, our experience has been that lenders on occasion ask for the ALTA 5.0 after the policy is issued. In the past, we have had no issue with granting that request. With the implementation of the new rate structure that dynamic is more complex. The last thing we want to do is ask someone to send us a check for $20 several months after the closing. It will be critical for you all to communicate with the lender prior to the closing and let us know.
